Ice dams, frozen pipes, roof damage from heavy snow, and burst plumbing make winter the #1 season for home insurance claims in West Michigan. Here's what to do — and what your policy actually covers.

The Biggest Winter Risks for Michigan Homes

1. Ice Dams

Snow melts at the warm roof peak, refreezes at the cold eaves, and water backs up under shingles into your attic, walls, and ceilings. Damage can easily run $5,000-$20,000.

Insurance: Generally covered if it causes interior damage from water intrusion.

Prevention: Proper attic insulation and ventilation, ice & water shield under shingles, heated cables along eaves.

2. Frozen and Burst Pipes

A 1/8" crack in a pipe can release 250 gallons per day. Total damage from a burst pipe in an unoccupied home can easily exceed $50,000.

Insurance: Standard policies cover sudden bursts. They do NOT cover damage from gradual leaks or freezing while the home is unoccupied without heat.

Prevention: Keep heat on minimum 55°F when away, insulate exposed pipes, let faucets drip during deep freezes, know where your shutoff valve is.

3. Roof Collapse from Snow Load

Heavy wet snow and ice can exceed roof load capacity, especially on older homes or flat roofs.

Insurance: Covered under standard "collapse" coverage in most Michigan policies.

Prevention: Remove snow buildup from roofs more than 12" deep, especially on flat sections and after wet snowfall.

4. Falling Tree Damage

Ice storms and heavy snow break branches and topple trees onto homes regularly in West Michigan.

Insurance: Covered, including tree removal in most cases.

Prevention: Trim branches over your roof in fall, remove dead or diseased trees.

5. Slip-and-Fall Liability

Icy sidewalks and porches create liability exposure. If a delivery person or visitor falls, your liability coverage gets tested.

Insurance: Personal liability covers this — typically $100K-500K.

Prevention: Keep walkways shoveled and salted; consider raising liability limits or adding umbrella coverage.

What Michigan Home Insurance Does NOT Cover in Winter

  • Gradual freeze damage from poorly maintained heating
  • Snow damage to fences (if collapsed under weight alone)
  • Mold from prolonged moisture (after initial water damage event)
  • Sewer/sump pump backup (unless you've added the endorsement)
  • Damage from ice fishing shanties stored on your property (separate policy needed)

  • Sewer/Sump Backup Coverage ($50-100/year, covers up to $25K typically)
  • Water Damage Buy-Back (if excluded on your current policy)
  • Equipment Breakdown (furnace failure, etc.)
