Every Michigan homeowner assumes their policy will pay when something goes wrong. Then they file a claim and discover what's actually excluded. Here's a complete list of what standard Michigan home insurance does NOT cover — and how to close those gaps.

1. Flood Damage

Not covered. Standard home policies exclude flood completely. If a river overflows, surface water enters your basement, or storm surge hits, you're on your own.

Solution: Separate National Flood Insurance Program (NFIP) policy, or a private flood policy. Many Michigan homes near the Grand River, lakes, or low-lying areas need this.

2. Sewer Backup and Sump Pump Failure

Not covered in standard policies. When city sewer backs up into your basement or your sump pump fails during a power outage, the damage is excluded.

Solution: Sewer/sump backup endorsement ($50-150/year), typically covers $10K-$25K.

3. Earthquake

Not covered. Michigan isn't a high earthquake state, but minor quakes do happen.

Solution: Earthquake endorsement — usually inexpensive given low risk.

4. Mold

Partially covered. Mold caused by a covered water event (burst pipe) is usually covered, but only up to a sublimit ($5K-$10K). Mold from humidity, gradual leaks, or poor maintenance is excluded.

Solution: Some carriers offer expanded mold coverage as an endorsement.

5. Maintenance Issues

Not covered. If your roof leaks because shingles are worn out, your insurance won't pay. Same for foundation cracks from settling, termite damage, and aging plumbing.

Solution: Regular maintenance — your insurance is for sudden, accidental damage, not wear and tear.

6. Sinkholes

Not covered. Rare in Michigan but possible in areas with mining history.

Solution: Sinkhole endorsement in affected areas.

7. High-Value Personal Property

Limited coverage. Standard policies cap jewelry at $1,500-$2,500, firearms at $2,500, business property at $2,500, money at $200.

Solution: Schedule valuable items individually (no deductible, agreed value, broader coverage).

8. Home-Based Businesses

Mostly excluded. Business equipment, inventory, and liability for clients visiting your home aren't covered.

Solution: Home business endorsement or separate business policy.

9. Trampolines, Pools, and Dogs

Liability may be excluded. Many carriers exclude or restrict liability for trampolines, certain dog breeds, and pools without fences.

Solution: Disclose everything upfront; some carriers cover them, others don't.

10. Detached Structure Limits

Limited. Standard policies cover detached structures (garage, shed, fence) at only 10% of your dwelling coverage. If you have a large pole barn or detached garage with high value, you may be underinsured.

Solution: Increase the "Coverage B" limit.
