What is the difference between Market Value and Replacement Cost?
Market value is what you can sell your home for (including the land). Replacement cost is what it costs to rebuild the house from scratch with similar materials. Insurance focuses on Replacement Cost, which is often higher than market value, especially for older homes.
Does my policy cover flooded basements?
Standard policies do not cover water that backs up through sewers or drains, or sump pump failures. You MUST purchase a "Water Backup" endorsement. Additionally, true flooding (surface water entering the home) requires a separate Flood Insurance policy.
What if a tree falls on my house?
If a healthy tree falls on your house due to a storm or wind, your homeowners insurance will generally cover the damage to the structure and the cost to remove the tree from the structure. If the tree falls in your yard and damages nothing, removal is usually your responsibility.
How do renovations affect my insurance?
Upgrading your kitchen or finishing a basement adds value to your home and increases the cost to rebuild it. If you don't notify your agent to increase your Dwelling limit, you may not get enough money to rebuild those upgrades after a fire.
