When you get a renters insurance quote, you'll see default coverage limits — typically $30K personal property and $100K liability. Those defaults work for some people and leave others dangerously underinsured. Here's how to figure out what you actually need.
Personal Property: How Much?
The answer is: enough to replace everything you own with new items.
Walk-Through Method
Go room by room and total the replacement cost. Don't forget:
- Electronics (TVs, laptops, phones, tablets, gaming systems)
- Clothes — usually more than people guess; $2K-$10K is typical
- Kitchen items (appliances, dishes, cookware)
- Furniture (bed, sofa, dining set, dressers, desks)
- Sports equipment (bikes, skis, golf clubs, gym gear)
- Tools
- Jewelry, watches
- Art, decor
- Books, collectibles
Quick Estimate by Apartment Size
- Studio: $15K-$25K typical
- 1 bedroom: $25K-$40K
- 2 bedroom: $35K-$60K
- 3+ bedroom: $50K-$80K
Replacement Cost vs Actual Cash Value
Always choose Replacement Cost (RCV). Without it, your 4-year-old laptop pays out at $300 instead of $1,200.
Liability: How Much?
$100K — Bare Minimum
The default. Adequate for minor incidents but easily exhausted by a serious injury or lawsuit.
$300K — Recommended
The standard recommendation. Cost difference from $100K is usually $20-40/year.
$500K — Strong Protection
Worth it if you have significant assets or income to protect.
$1M+ via Umbrella
For high earners or high-net-worth individuals, an umbrella policy on top adds $1M+ for $200-400/year.
Deductible: What to Choose?
- $250 — Lowest, highest premium
- $500 — Most popular choice
- $1,000 — Cheapest premium; only if you have savings
Special Coverage for High-Value Items
Renters policies have low sublimits on specific categories:
- Jewelry: $1,500 default; schedule items individually
- Firearms: $2,500 default
- Cash: $200 default
- Electronics for business use: $2,500 default
- Collectibles, instruments: Limited; schedule them
If you have an engagement ring, expensive musical instrument, or other high-value item, schedule it separately for full coverage.
Loss of Use Coverage
This pays for hotels, meals, and extra expenses if your place becomes uninhabitable. Usually 20-30% of your personal property limit. Adequate by default for most renters.
The Bottom Line
The cost difference between minimum and recommended coverage is usually $30-50/year. Spend it. The peace of mind is worth far more.
