What Does Renters Insurance Actually Cover? (And What It Doesn't)

Renters insurance covers more than most people think — and less than some assume. Here's a clear, complete list of what's in and what's out.

What Does Renters Insurance Actually Cover? (And What It Doesn't)

Renters insurance is one of the best-value insurance products available, but it's often misunderstood. Some renters think it covers things it doesn't; others don't realize how broad the coverage actually is. Here's the complete picture.

What Renters Insurance COVERS

Personal Property (Coverage C)

All your belongings — clothes, electronics, furniture, kitchen items, sports equipment — against:

  • Fire and smoke
  • Theft and burglary
  • Vandalism
  • Water damage from burst pipes
  • Lightning strikes
  • Windstorm and hail
  • Falling objects
  • Weight of ice and snow

Coverage applies worldwide — your stolen luggage on a trip is covered too.

Personal Liability (Coverage E)

If you're legally responsible for injuring someone or damaging their property, including:

  • Guest injuries in your apartment
  • Damage to someone else's property you accidentally cause
  • Dog bites (most breeds — some are excluded)
  • Legal defense costs (even if the lawsuit is frivolous)

Loss of Use / Additional Living Expenses (Coverage D)

If your rental becomes uninhabitable due to a covered loss:

  • Hotel costs
  • Restaurant meals beyond your usual food budget
  • Storage fees
  • Pet boarding
  • Laundry costs

Medical Payments to Others (Coverage F)

Small medical bills ($1K-$5K) for guests injured in your apartment, regardless of fault.

What Renters Insurance Does NOT Cover

The Building Itself

Walls, floors, fixtures, appliances provided by the landlord — none of it is yours to insure. That's the landlord's responsibility.

Flood Damage

Rising water from rivers, lakes, or surface runoff. Need separate flood insurance.

Earthquake Damage

Excluded; separate endorsement required.

Sewer/Sump Backup

Excluded unless you add the endorsement (cheap and worth it).

Roommate's Belongings

Unless they're a named insured on the policy.

Pets (Your Pets)

Vet bills, replacement of pets, pet damage to your property — all excluded.

Business Property

If you run a home business, business equipment and inventory are mostly excluded.

Wear and Tear

Maintenance issues, gradual damage, mold from humidity — excluded.

Intentional Damage

If you intentionally damage property, no coverage.

Items Above Sublimits

Jewelry, firearms, cash, electronics for business — all have category sublimits unless scheduled.

Coverage Beyond Your Apartment

Surprisingly broad — your belongings are covered:

  • At your apartment
  • In your car
  • In a hotel during travel
  • At a friend's house
  • Anywhere else in the world (with some limits)

Real Claim Examples

  • Apartment fire — destroys all belongings: $35K paid
  • Laptop stolen from coffee shop: $1,200 paid (minus deductible)
  • Guest slips on icy step — sues for $50K: liability covers
  • Burst pipe ruins clothes and electronics: $8K paid
  • Dog bites neighbor — medical bills $7K: liability covers
  • Bike stolen from apartment building: $800 paid
